Our Group Corporate Residential Services Team has an exciting opportunity for a self-motivated, driven individual to join our fast-paced Lettings team. The Senior Lettings Negotiator will be office based in our property management centre in Annesley, and the successful candidate will be instrumental in driving the performance of the lettings portfolios under management as well as our Let-only services. We are seeking someone with experience in Lettings negotiations and marketing.
Salary: £23,000 - £25,000
This is a Monday – Friday position with no weekend working required.
As Senior Lettings Negotiator you will be a confident individual who has a thorough understanding of the lettings market and is capable of forging relationships with our colleagues in branch, so that we can drive performance and ensure properties are let at market rates and in a timely fashion.
Our department works with Investors and Institutional clients, letting and managing medium to large-scale portfolios. We are seeking candidates that have a minimum of 2 years’ experience in a branch-based Estate Agency environment to join our team. The role of Senior Lettings Negotiator’s performance will depend on your ability to build strong relationships with our various branches, working with the lettings teams to generate the best outcome for our clients and then ensuring the lettings applicants receive an excellent service from the moment their offer is accepted to the handing over of keys.

Key Responsibilities/Objectives
Build relationships with lettings staff in our Connells Group branches
Drive performance of our clients’ lettings portfolios by collaborating with branches to deliver the best results
Have a thorough understanding of the local lettings markets and be able to react accordingly
Undertake duties in line with signed Service Level Agreements, with particular focus on the letting of properties.
Monitor the marketing of the property and check that the branch has completed all appropriate marketing
Handle the negotiation of any offer received between the client and the prospective tenant
Obtain references for all prospective tenants via the online referencing system
Draw up Tenancy Agreements and other relevant legal documentation as required
To ensure that all processes have been completed prior to the commencement of the tenancy
Preparation of files ahead of the handover to the Property Management department
Ensure the process from application to handover to Property Management team is delivered with outstanding customer service.

Ensure that all documentation and statute requirements are met in the correct time frame
Be committed to achieving or exceeding own, team, department, and company targets.
We Are Looking For Someone Who Has
A thorough knowledge of Service Level Agreements and Tenancy Agreement is essential
Good understanding of Housing Act 1998 (as amended)
Excellent Customer Relationship Management techniques
Working knowledge of relevant processes, policies, and standards
